1. Acceptance of Terms

By accessing or using the websites nofluffmarketing.io and intel.nofluffmarketing.io (the "Sites") or any services offered by NoFluff Marketing LLC ("NoFluff Marketing," "we," "us," or "our"), you agree to be bound by these Terms of Service. If you do not agree, do not use our Sites or services.

2. Description of Services

NoFluff Marketing LLC provides: (a) US Home Intelligence (USHI) reports — investment-grade neighborhood intelligence reports for residential properties; (b) AEO Retainer — AI engine optimization services; (c) NOVA AI Receptionist — AI-powered inbound call management; (d) Operator Command Kit (OCK) — a suite of mortgage and real estate operator tools (launching Q2 2026); and (e) Realtor Partner Program — a co-branded report distribution program for licensed real estate professionals.

3. Not Financial, Legal, or Investment Advice

USHI reports and all content produced by NoFluff Marketing LLC are for informational purposes only. Nothing on our Sites or in our reports constitutes financial advice, investment advice, legal advice, or a recommendation to buy, sell, or hold any real property or financial instrument. 4. USHI Report Terms

Delivery: USHI reports are delivered digitally within approximately one hour of payment confirmation. Delivery times may vary based on system load.

Accuracy: Reports are produced using publicly available data sources and AI-assisted analysis. NoFluff Marketing LLC makes no warranty as to the accuracy, completeness, or timeliness of data. Data sources may have inherent limitations.

Refunds: Due to the digital nature of USHI reports, all sales are final once a report has been delivered. If a report cannot be produced for a requested address, a full refund will be issued.

License: Purchase of a USHI report grants you a personal, non-transferable license to use the report for your own decision-making. Reports may not be resold, redistributed, or published without written consent from NoFluff Marketing LLC.

5. Realtor Partner Program

Participation in the Realtor Partner Program is free and subject to: (a) holding a valid real estate license (TREC for Texas; equivalent for other states); (b) agreeing not to misrepresent USHI reports or NoFluff Marketing LLC; (c) using comp credits only for active buyer prospects — not past clients or general database contacts; and (d) compliance with all applicable real estate licensing laws and RESPA.

RESPA Compliance: No fees flow between NoFluff Marketing LLC and realtor partners for mortgage referrals. Any mortgage lead introductions to Tony Botchev, NMLS #114198, are voluntary and RESPA-clean. Buyers decide independently which lender to use.

Comp Credits: Comp credits are non-transferable, have no cash value, and expire 12 months after issuance. Credits are subject to a soft cap of 10 held at any time. NoFluff Marketing LLC reserves the right to modify the comp credit program with 30 days notice.

6. OCK Waitlist

Joining the OCK waitlist does not constitute a purchase or binding commitment. NoFluff Marketing LLC reserves the right to modify pricing, features, and availability of OCK tiers before launch. Waitlist members will be notified of final terms before any purchase is required.

7. Payments and Billing

All payments are processed by Stripe, Inc. By providing payment information, you authorize NoFluff Marketing LLC to charge the applicable fees. Recurring subscription fees (AEO Retainer, NOVA AI, OCK monthly) will be billed automatically until cancelled. Cancellation must be submitted in writing to tony@nofluffmarketing.io with 30 days notice.

8. Intellectual Property

All content on our Sites and in USHI reports is produced exclusively by NoFluff Marketing LLC and is protected by copyright. "NoFluff Marketing," "US Home Intelligence," "USHI," "NOVA AI Receptionist," and "Operator Command Kit" are proprietary marks of NoFluff Marketing LLC. Unauthorized use is prohibited.

9. Fair Housing

NoFluff Marketing LLC complies with the Fair Housing Act. We do not discriminate in the provision of services based on race, color, national origin, religion, sex, familial status, disability, or any other protected class. Equal Housing Opportunity.

10. Limitation of Liability

To the maximum extent permitted by law, NoFluff Marketing LLC shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of our Sites or services. Our total liability shall not exceed the amount paid by you for the specific service giving rise to the claim in the 12 months preceding the claim.

11. Governing Law

These Terms are governed by the laws of the State of Texas, without regard to conflict of law principles. Any disputes shall be resolved in the courts of Collin County, Texas, or the United States District Court for the Eastern District of Texas.

12. Changes to Terms

We may update these Terms from time to time. Material changes will be communicated via email or prominent notice on our Sites. Continued use after changes constitutes acceptance.
